Most obligations on a file come from BrokerPlus's own evaluator or from a rule your brokerage already applies broadly. Some files need something extra: a one-time concern specific to this transaction, or a standing requirement from your team's library that doesn't auto-apply everywhere. This is where you add either kind directly to one deal.
When You'd Use This
A cash gift with an unusual source, a request for a written explanation, a signed acknowledgment your brokerage keeps on file for certain deal types - these don't always belong to every file, so they aren't always automatic. Add one here when this specific deal needs it, whether or not it's ever needed on another.
Writing a One-Off Requirement
Describe what's needed and what the record should show once it's answered. Pick when it falls due: the stage before which anything outstanding blocks progress, and file it under a record class (Deal file, Consent, Identity, AML screening, Disclosure or Suitability) so it lands in the right part of the compliance record. Mark it as needing signed evidence if a signature is the point, or attach a document you've prepared for signature; a signing document always counts as signed evidence, whatever the checkbox says. If you'll likely need this same wording again, save it to your team's library while you're at it - widening it to the whole brokerage is a separate decision made in the rulebook, not a side effect of a checkbox here.
Taking One From Your Library or Built-In Documents
Switch to Brokerage library to search rules your team has already written, or Built-in documents for BrokerPlus's own disclosure forms. Both show what each one covers and, for library rules, whether it auto-applies to matching files already. Picking one places it on this deal; the underlying rule and its edit rights stay where they belong.
Naming Who It's For
Every requirement is either deal-wide or aimed at one party on the file. Pick a person if the requirement is really about them; otherwise leave it deal-wide.
Removing One
An obligation you added can be taken back off the file. If it had been recorded as handled outside BrokerPlus, that record comes off with it - the withdrawal is logged, not silently dropped.
Common Gotchas
The same rule can't be added to a file twice; BrokerPlus checks by source before saving. A library rule scoped to another team, or a province and deal type the file doesn't match, won't be offered. Reusing an existing title when saving to your library fails if your team already has one with that wording.
