Send the Disclosures a Deal Requires

Create, deliver and record the provincial disclosure documents a file owes before anything can be signed.

Every province sets its own mortgage disclosure obligations, and BrokerPlus resolves which ones apply to a given file from its province, its trigger event, and whether the lender is private. The Disclosures tab in the Compliance Hub is where you create, send and track each one.

When You'd Use This

Open this whenever a deal reaches a point that owes a new disclosure: an application starting, a lender being selected, a private lender coming on, or a commitment arriving. A blockers banner at the top of the tab lists anything already stopping the file from moving forward.

Which Disclosures Apply

Choose the deal from the selector and BrokerPlus lists every applicable requirement: a title, a plain-language summary, a deadline sentence like "deliver at least 2 business days before signing," and a link to the regulatory source. Most requirements block the file until satisfied. A few, like a federally regulated lender's own 21-day renewal statement, are guidance: they tell you what the borrower is owed and by whom without blocking your own work, because the obligation belongs to another party.

Creating, Delivering and Acknowledging One

A requirement that isn't on file yet shows Missing. Create & Deliver generates the document and sends it in one step. Once it's out, the status moves to Pending Delivery, and Mark Delivered - confirming the borrower has it in hand - moves it to Awaiting Acknowledgement. Mark Acknowledged records that they've confirmed receipt, which is what starts the waiting period's clock on requirements that need one.

The Waiting Period and Recording a Waiver

A requirement with a business-day deadline shows Clock Running with the earliest signing date and days remaining, counted in business days from acknowledgement. Some requirements can be shortened by a signed waiver from the party the waiting period protects, borrower or lender, down to a minimum the rule sets. Record one from the requirement card: who granted it, the date it was signed, and the storage key for the signed instrument. A waiver you note without a signed document on file doesn't shorten anything; the card still shows the original clock and flags that no signed waiver backs it.

Sending Several at Once

When a file owes more than one item, a bulk send puts them in a single message per borrower rather than one email per document. Pick everything to include, review any item that needs a signature first (the server refuses one that hasn't been previewed), and send. A built-in disclosure or a prepared PDF always goes by email, because there's no standalone link to copy for either; only a portal-style request can go out as a copyable link instead.

Common Gotchas

  • A requirement can be blocking in one province and guidance-only in another for the same event; read the card rather than assuming a document behaves the same way everywhere.
  • Waiving a waiting period never removes the requirement to deliver the disclosure itself, only how long the file has to wait after delivery.
  • A guidance item still appears on the tab even though it never blocks; it exists so you don't miss what the borrower is owed from somewhere else.
