The Documents tab of the Compliance Hub is the catalogue of every form BrokerPlus can put in front of a client: the disclosures it renders as purpose-built documents, the closing-package items like an amortization schedule that carry no legal deadline, and the requirements your brokerage tracks by hand. Every row can be previewed with sample figures before it's ever generated on a real file.

When You'd Use This

Reach for this catalogue when you want to see exactly what a form says before a client does, or when you want to swap a built-in disclosure for your brokerage's own version of it.

The Document Catalogue

The tab holds three groups. Documents we prepare lists every disclosure, filterable by province, tagged "We write this" for a purpose-built form or "General record" for one rendered under a shared template. The rest of the closing package covers documents that aren't disclosures at all - an amortization schedule, a letter of direction for a brokerage fee, a creditor-insurance decision record - so they carry no province or statutory deadline, only what deal fact they're waiting on. Documents you supply lists the requirements your own brokerage has added, which BrokerPlus never generates.

Previewing a Document

Every row has a Preview button that opens the actual PDF in a modal, filled with sample figures (a sample lender, borrower, and co-borrower) through the same renderer that produces the real send. Nothing is created or stored by a preview - it's a live render, not a saved artifact, so opening one leaves no record on the file.

When Each One Is Triggered

A disclosure's row states its trigger and deadline in one sentence - for example, before signing, within a set number of business days of commitment received. A prepared document has no deadline to state, so it says what it's waiting on instead: a reviewed lender commitment, a brokerage fee on the file, or a recorded insurance decision.

Replacing One With Your Own

Only borrower-facing disclosures that require a signature can be replaced. Where one can, a Replace button opens the same requirement editor covered in Add Your Own Compliance Requirement, pre-linked to swap that specific document. A team can replace a document for its own files even when it can't touch a brokerage-wide rule; a compliance administrator's replacement reaches everyone who hasn't set their own.

What BrokerPlus Still Controls

Replacing a document only swaps the artifact. The legal authority, trigger, deadline, and waiting period behind it stay built-in and keep running exactly as before - your version fills the same slot, at the same moment, under the same clock.

Common Gotchas

  • A team's own replacement always wins over a brokerage-wide one on that team's files, even though the brokerage-wide rule is what a compliance administrator edits by default.
  • Uploading a signing document accepts PDF or DOCX, but a DOCX is converted and may reflow - check every page before saving.
  • Prepared documents and brokerage-supplied requirements can't be replaced from here; a prepared document is BrokerPlus's own, and a brokerage requirement is already yours.
