Renewal and refinance outreach are two separate automations, not one. Renewal counts down toward a mortgage's own maturity date. Refinance waits for a lower rate to be worth real money to your client, then reaches out on its own schedule. Add either from Pulse under Library and set the thresholds below before you let it send to a real client.

Renewal auto outreach starts 360 days before a mortgage's maturity date and counts down from there. A fresh renewal trigger opens with the full countdown pre-built: seven steps landing 12, 9, 6, 4, 3, 2 and 1 months before renewal. Pick a template for each step, or add, remove and reorder steps to build your own cadence. The summary line at the top of the card updates as you edit it, so it never describes a cadence you've since changed.
When Refinance Outreach Decides Somebody Qualifies
Refinance auto outreach fires per deal, the day a client's monthly savings clear the minimum you set. That figure is the same adjusted savings the refinance page shows, spread over what's left of the mortgage's term, so it can cross your threshold on its own as the remaining term shortens, with nothing on the file having changed. Drag the minimum anywhere from $0 to $1,000 a month.
Which Deals Are Eligible
Both automations only reach deals whose status you've marked eligible. Leave the status chips untouched and they target deals marked Accepted or Submitted. Check off others and only those count, and a deal carrying no status at all then counts as ineligible rather than in scope.
Limit How Many Go Out a Day
Refinance outreach alone caps how many new clients it starts reaching each day, ranked by savings, biggest first. Set the cap to zero and it starts everyone who qualifies the day they qualify, which on a freshly imported book can be hundreds of messages at once, exactly what mailbox providers throttle and treat as bulk mail. Refinance also carries a minimum deal age, so a mortgage you just wrote isn't solicited for a refinance within months of closing, and a "skip flagged clients" switch that leaves out anyone already above 80% loan-to-value.
Blind Copy Yourself on What Goes Out
Both automations offer a "BCC me" switch. Turn it on and every email either one sends carries a blind copy to your own inbox, so you can watch what actually goes out without opening the Pulse queue for it.
