BrokerPlus ships a fixed list of situations a mortgage application can be in, each with a starting list of documents it asks for. You do not write conditions; you choose what each situation asks for and whether the ask goes out on its own.
Turn Automations On
In Client Requests, open Settings, then Documents, and turn on Suggest documents using my pre-set automations. Off, nothing here runs, though any changes you make below are still saved. On, every situation below is evaluated the moment a client submits their application.
How a Situation Becomes an Ask
A situation is a fixed condition BrokerPlus already reads off the intake: a found property, a self-employed borrower, a gifted down payment, and more than twenty others, grouped as General, Income, Property, Assets and Personal status. Each one asks either the main borrower or whichever borrower it applies to, so a co-applicant is never asked for paperwork that belongs to somebody else on the file. When two situations both call for the same document, the client is asked for it once.
Edit the Documents a Situation Asks For
Open Manage automations from Requests settings, or go straight to /requests/automations. Expand a situation to see and change its document list with the same picker you use to build a request by hand. The row shows what it currently asks for in plain language, so you can tell at a glance which situations are live.
Choose How Many Years or Months
Some documents only make sense over a span, like two years of tax returns or three months of bank statements. A situation that asks for one of those shows a number field for how many years or months to request, from one to ten. Leave it alone and it uses the shipped default.
Turn a Situation Off
Clearing every document from a situation turns it off; the condition is still there, so picking a document brings it back exactly as it was. This is different from a situation nobody has ever touched, which keeps following BrokerPlus's own defaults - including a document we add to that default later.
Send Without Your Approval
With automations on, a second switch appears: Send those documents without my approval. Leave it off and a submitted application's suggestions wait on the deal for you to review before anything reaches the client. Turn it on and the client gets one email with everything your automations suggested, the moment they submit. Turning automations off entirely also turns this off, so it can never come back armed on its own when you turn automations back on later.
A separate, always-on setting layers additional suggestions onto a request you build by hand: when you open the document picker on a live deal, BrokerPlus reads the client's application and suggests anything your automations did not already cover. Nothing from that layer is ever sent without you.
