Under Settings > Integrations, Document Signing is where you connect the service a document actually goes out through for a signature, and decide which deals and lenders use it.
What You Get Without Connecting Anything
Documenso is the built-in signing rail, included for every brokerage with no setup at all. Connect nothing here and every document you send for signature still goes out through it. Connecting another provider does not replace this; it gives you a choice.
Connect Another Provider
The provider list is sorted with whatever you already use at the top, and grouped below that by how directly lenders ask for them: DocuSign and OneSpan Sign are the two named most often by brokers and by Canadian lenders, alongside providers like Dropbox Sign; the rest, including Adobe Acrobat Sign, PandaDoc, Zoho Sign, Foxit eSign, BoldSign, Sign.Plus, Signority and Notarius ConsignO, are compatibility options for a specific lender or workflow.
How you connect depends on the provider. DocuSign, Adobe Acrobat Sign and Zoho Sign send you through the provider's own consent screen; if that button is disabled, your admin still needs to finish setting up the connection on our side. Everything else asks you to paste credentials from that provider's own console: an API key at minimum, sometimes a client ID or secret, and for a few providers the regional instance URL their Canadian data residency depends on. Each field tells you exactly where in that provider's console to find it, and a credential the provider rejects is flagged before you leave the dialog rather than on your first real send.
Set Your Default
Once a provider is connected, its row gets a Make default button. Setting a default routes every document at this brokerage through that provider unless a lender rule or a document override says otherwise. Only one connected provider can be the default at a time, and the connected provider itself never needs reconnecting to move that flag.
Route a Lender Through a Different Provider
Under Lender exceptions, add a rule naming a lender and a connected provider: everything for that lender signs through the provider you chose instead of your default, and every other lender is unaffected. Remove the exception at any time, and a lender with no exception simply follows your default. You need at least one non-Documenso connection before you can add a rule.
Override a Single Document
Inside a request template's document editor, a Send through control lets you pin one document to a specific connected provider, regardless of what the lender rule or your default says. Leave it on Team routing and the document follows whatever those resolve to, and the hint tells you which provider that currently is. This is the narrowest of the three settings: a document override wins over a lender rule, which wins over your brokerage default.
What to Do Next
- Send a document out for signature once a provider is in place, covered separately in an article on sending a document for signature.
- Confirm what a client actually sees for a signature request in an article on setting what a client sees on each item.
- Build the template that this document override lives inside, covered in an article on building a reusable request template.
