Work a Returned Request

Review what a client sent, act on what is flagged, ask for anything missing, and close it.

Open Mortgages in BrokerPlus

When a client sends their documents and answers back, the whole file becomes one scrolling analysis you read top to bottom. This is how to work through it, chase what is missing, and close the request out.

Find the Returned Request

A request that belongs to a deal is read inside that deal, on the AI Analysis tab; a request opened before the deal existed keeps its own page. The badge on the title line says where it stands: In progress, Awaiting review, Awaiting borrower or Approved, with the last activity time beside it. Under What Reaches You in your notification settings, New documents to review tells you when a client submits documents, and you choose how it reaches you: in the app, by email, by text, or as a task in your own queue.

Choose Where New Intakes Land

Open Client Requests > Settings > Application. Two fields decide where a client intake reaches your boards, and each names a board and a stage together. Open one and pick a stage, from the selected board or from another board’s submenu; both choices save at once.

Where New Leads Go covers someone who has started your public intake but not sent it. Their Lead card appears in that column while they are still filling it in, so use the Lead or Any status filter to see it. New accounts start on the Leads board. Choose None, or archive that board, to keep unfinished applications off your boards.

Where Completed Applications Go covers an intake that has been sent back. Every one lands there, including one you never saw as a lead, and this field has no None. New accounts start on Pre-Approvals. Submitting fills the same deal rather than opening a second one. A destination whose board or stage is archived falls back to the default.

Read the Overview and Its Flags

The Flags card leads the analysis. Each row carries a severity chip, from Stop down through Hard, Watch and Soft, and a second chip saying who can see it: Internal, Broker only or Visible to borrower. Open a row for the evidence behind it and the documents it was drawn from. When the client typed a reason as they uploaded, it appears at the bottom of the row in their own words.

Check a Document

Select a document from a flag row and the file opens beside what was read out of it, along with any note the client left. Bank statements that carry credits too recent to count are called out in the same view.

Ask for More Without Starting Again

New request adds to the request the client already has rather than opening a second one. Pick from Documents, Packages or Something else, answer Who is this for? with Everyone or one named person, then Send Request. Everything you add goes out in one message. If they are still filling in their application, the button reads Queue for client and the items reach them once it is back.

Ask a Client About Their Income or Down Payment

Email client sits on the Income and Down payment sections and opens a message already filled in from your template, with the property and any shortfall written in. Edit the subject and body, then Send now. Co-applicants with an email on file are copied.

Approve the Submission

Approving is possible from Awaiting review or Awaiting borrower. It moves the request to Approved, marks any earlier package stale and builds a fresh Submission Bundle, which offers Download Zip and Open Cover PDF once it finishes. An approved request no longer holds the deal, so a new one can be sent.
