Every field, document, and signing form inside a request has its own settings, and they decide what a client actually reads, not just what you called the item internally.
Open an Item in the Editor
Click any item inside a request to open it in a side drawer. The drawer always leads with what the client sees, then how they answer, and finally a collapsed Advanced section for the rest.
Wording, Helper Text, and a Note
Rewrite the question or title exactly as the client will read it, and add one short line of helper text underneath it if the wording alone needs a nudge. For a one-off instruction that does not belong in the question itself, add a note: it shows as a quoted callout above the item, useful for something like telling a client to use the same address as their application.
Edit the "What Is This?" Details
A document request can carry its own explainer, opened when a client taps What is this?: a title plus a formatted body, with room for an image. BrokerPlus starts you off with its own wording and a sample image for anything it recognizes, and you can edit either one or clear it back to blank.
Required, Answer Type, and Who It Applies To
Mark an item required, optional, or required but skippable with a reason. Choose how the client answers it: text, a number, currency, a date, a dropdown, a multi-select, an address, or a down payment source with its own list of allowed sources. On a joint application, decide whether the item applies to both applicants, only the primary, or only a co-applicant.
Show an Item Only When It Applies
Inside Advanced, set whether an item shows on a single application, a joint one, or both. Add conditions so it only appears once an earlier answer calls for it, such as showing a gift letter request only when the down payment source is a gift. An item with no conditions is always visible; once you add one, it appears only when every condition on it is met.
Items Your Compliance Settings Own
Some items are not yours to remove, and the drawer says exactly why. A label on the item names the actual authority: required by law, your brokerage's own policy, or a custom requirement you configured in the compliance hub - never a bare "compliance" tag with nothing behind it. Where the item carries a fixed consent or attestation, the wording is locked and versioned, so every client who agreed to it agreed to the same text; change what it says in the compliance hub rather than here, and every request carrying it follows. If an item is locked and a client already handled it somewhere outside BrokerPlus, record that on the deal's own compliance tab instead of trying to remove the step here.
