Your default finder fee is a single number that covers every lender. The Lender Compensation table underneath it lets you record what you actually earn from one lender, or from one term and rate type under that lender, when it differs from the default.
When You'd Use This
Use this when a lender pays you more or less than your default finder fee, or pays a different rate on a specific product, like a 5-year fixed versus a 1-year variable. It's also where you record a volume bonus on top of the base rate. These figures are internal only, feeding BrokerPlus's discovery comp ranking so you can see which options pay the most; a borrower never sees them.
Adding a Lender Row
Go to Business > Setup and find Lender Compensation, below the commission setup card. Only an admin sees this table.
- Use the combobox at the top right to search for and select a lender.
- The new row starts with your org default finder fee already filled in.
- Edit the Finder Fee and Volume Bonus fields directly in the row, then select Save, or click away from the field.
Lenders you haven't added still use your org default. Adding a row only matters when a lender's rate is actually different.
Setting a Rate for One Term and Product
Click the chevron on a lender's row to expand its product grid. Every standard term and rate type (1 through 5 year fixed, and variable) shows here, each one inheriting the lender's rate until you give it its own.
An inherited cell shows the lender's figure in muted text with an Inherited label. Type a new finder fee or volume bonus into that cell and it becomes Custom, tracked separately from the lender-level rate. A badge on the lender's row counts how many products carry a custom rate, so you can tell at a glance which lenders have exceptions underneath them. Use the reset icon next to a saved custom cell to drop it back to inherited.
Which Rate Wins
BrokerPlus resolves a deal's finder fee from the most specific number available: a product override first, then the lender's own row, then your org default. A volume bonus follows the same order. A lender with no row uses your default rate and no bonus.
This never touches the borrower's rate
The Lender Compensation table only affects how BrokerPlus estimates your revenue and ranks lenders internally. It has no effect on any rate you present to a client.
Removing an Override
Select the trash icon on a lender's row to delete it entirely, including every product override underneath it, and it falls back to your org default from then on. To drop a single product override, reset that cell instead.
Common Gotchas
- A blank finder fee field commits as 0, not as "inherit." Clearing a field by mistake and saving will show zero expected revenue for that lender or product until you fix it.
- Volume bonus is optional, so leave it blank if a lender doesn't pay one.
- Deleting a lender row deletes its product overrides too, with no way to keep them.
What to Do Next
- Set Your Default Commission if you haven't recorded your base finder fee yet.
- Upload a Lender Compensation Sheet to fill this table from a document instead of typing each row by hand.
- Read Your Lender Mix to see how these figures show up in your revenue ranking.
