Value Your Open Pipeline

See what your open deals are worth by stage, and which stage most of them stop at.

Open Finances in BrokerPlus

Two cards on your Finances overview answer different questions about the deals you haven't closed yet: what they're worth right now, stage by stage, and how well deals actually move through those stages once you look back over a window of time.

When You'd Use This

Use Pipeline by Stage when you want a snapshot of what is live today - useful going into a forecast conversation. Use Stage Conversion when you want to know where deals are actually getting stuck, over the period you have selected above.

Pipeline By Stage

This card is a live snapshot, not scoped to the period picker above it: it reads every open deal right now and groups it by your own board's stages. Each stage shows the number of open deals, the loan volume behind them, and an estimated revenue figure, using your default finder fee (or a lender's own rate where one applies). These are ranked bars, deliberately not a funnel - deals sitting in a stage right now don't narrow the way a true sequence would, so drawing them as one would claim a drop-off that is really just a fuller column.

Why A Stage Says Not Valued

A stage can only be estimated once at least half its open deals carry a loan amount. Below that, the card withholds the dollar figure and shows "Not Valued" instead of guessing - a stage full of fresh leads with no mortgage details yet is exactly where this shows up, and it clears on its own once enough deals in that stage pick up a loan amount.

Stage Conversion, One Board At A Time

This card looks back over your selected period instead of a live snapshot, and it groups everything by board, since stage names and positions only mean something within the board that defines them. For each board you get three numbers: how many deals entered its stages, how many made it all the way through, and which single stage lost the most. Below that sits a real funnel, one bar per stage, sized to how many deals actually reached it.

Finding Your Biggest Leak

The footer under each board names its worst stage directly: where the most deals stopped, and the percentage that made it past. That is the one stage worth focusing your own attention on - it is picked from every board's stages by raw count lost, not by rate, so it always points at where the volume actually is.

How This Differs From The Performance Page

Performance reads pull-through and throughput as trends across your whole book over a trailing window of months, with no per-board or per-stage dollar figure attached. These two cards do the opposite: a dollar value pinned to each of your own stages right now, and a conversion figure scoped to one board at a time - the detail Performance intentionally leaves out.
