Deal Mix tells you what your book is made of. Pipeline Health tells you how well it's flowing, where deals stall, and where they die before they fund.
When You'd Use This
Composition and flow are different questions. A book can carry a healthy deal mix and still be losing a third of its submissions at underwriting, or sitting on approved deals for weeks before anyone pushes them to funding. Pipeline Health is where that friction shows up.
Choosing a Trailing Window
Go to Business, select the Performance view, then the Pipeline tab. Pick a trailing window of 6, 12, or 24 months; every card reads from that same window.
Your Three Conversion Rates
A strip at the top of the tab shows three rates:
- Submitted to Approved: of deals that reached submitted or further, the share that also reached approved.
- Approved to Funded: of deals that reached approved or further, the share that also funded.
- Win Rate: of deals created in the window that have since funded or been marked lost, the share that funded. Open deals are excluded since they haven't won or lost yet; the count won against lost sits under the percentage.
The first two are forward, cumulative rates read from your live pipeline today. Win Rate is a cohort measure over deals created in the window, so a still-open deal from two months ago doesn't count against it yet.
The Funnel and Where Deals Die
The funnel card shows Intake, Submitted, Approved, and Funded as a snapshot of your whole book, not just the window; Funded is the one leg that's windowed, counting deals funded during the period picked. Beside it, Where Deals Die takes the lost deals from your Win Rate cohort and buckets them by the board stage they died in. These counts add up to the lost count in the Win Rate cell, so you can drill from one to the other.
Deals Funded Each Month
The Deals Per Month chart shows funded deals by month, with a trailing 3-month average as a dashed line, to tell a genuinely slow month from ordinary noise.
Time in Stage
Time in Stage shows, for each board stage, the average number of days your open deals have been sitting there. This covers open deals only. BrokerPlus doesn't yet record stage-transition history, so there's no way to calculate historical cycle time, like average days from submission to funding on closed deals; the card says so rather than showing a number that looks like cycle time and isn't.
Document Work
The Documents card covers the same window: a count by status (verified, in review, pending), the total received, and, where BrokerPlus has scored any, an average classifier confidence. That score is a five-step read on how cleanly a document was classified, not a calibrated probability, and the card says so. Below it, your most common document types are ranked by volume.
What to Watch Out For
- Intake, Submitted, and Approved are point-in-time; only Funded is windowed. Don't read the funnel as deals that moved through in this window.
- Win Rate and Where Deals Die share a cohort (created in window, resolved to funded or lost), different from the funnel's snapshot.
- Time in Stage reads short right after you reorganize your board, since it measures time in the current stage, not in your pipeline overall.
