Brokerage-managed rates put one rate sheet in front of every broker in your brokerage instead of each agent keeping their own. Turn it on from Brokerage, then edit the sheet at Brokerage > Rates.
Turning On Brokerage-Managed Rates
Open Brokerage from the sidebar and scroll to Rates Policy. Switch on Brokerage-Managed Rates: every agent's own rate settings are overridden from that moment on, everywhere your brokerage quotes, including client reports. A Manage Brokerage Rates link appears once it is on. This switch, and the sheet itself, are admin-only.
Where Brokerage Rates Are Edited
Brokerage > Rates lists every lender your market feed carries, with a column per one to five year fixed term plus an offset column. Select a rate cell to type a new value, or the pencil beside it to add a note and an expiry. A strip across the top names the best rate your brokerage is currently quoting for each term. This page is not a lender panel: it sets the pricing your brokers see and quote from, it does not change who you submit to.
What Changes for Your Brokers
With the switch on, an ordinary broker's own Rates page redirects to a locked, read-only copy of the brokerage sheet. They read your rates and any note or expiry you attached, but every edit control is gone. Only an Owner/Admin still lands on the editable Brokerage > Rates page.
Offsets, Notes and Custom Lenders
An offset shifts one lender's rate across every one of its terms at once, in your refinance and renewal calculations, up to five percent either way (for example, -0.20 means 0.20% below market). A note and expiry sit on one lender and term at a time. They are internal only: they show on your own rate analysis and never on anything a client sees, and an expiry is advisory, so it flags a stale rate rather than recalculating anything.
Add Custom Lender adds a lender your market feed does not track, with a name, an optional type, and a starting rate on one term; add its other terms from the grid afterward. A custom lender carries no market baseline, so it gets no offset and no revert button. Any real lender can instead be archived rather than deleted, which drops it from recommendations and the refinance and renewal calculators without losing its history; unarchive it the same way.
Resetting Back to Live Rates
Reset to Live Rates appears once you are holding any override or offset. Confirming it removes every rate override and every per-lender offset on the lenders your market feed carries, and your refinance and renewal calculations fall back to live market rates immediately. Custom lenders you added are kept exactly as you set them, because they have no live feed to fall back to. An archived lender stays archived; resetting is about pricing, not about what is hidden.
