Manage the Rates Page

Keep the pricing every calculation and client report is built on current.

Open Rates in BrokerPlus

The Rates page (Tools > Rates) is where BrokerPlus keeps the pricing every refinance comparison, penalty calculation, and client report reads from. Market rates arrive automatically each day; anything you type on top is your own override, and it flows into every downstream calculation the moment you save it.

When You'd Use This

Open Rates whenever a lender quotes you something different from what's published, when you want your whole relationship with one lender to price consistently richer or leaner than market, or when you need to undo a batch of edits and get back to the live feed. Solo brokers and agents manage their own grid here. At a brokerage where the principal broker has turned on brokerage-level rates, the grid locks for everyone else - use Set Brokerage-Level Rates instead.

Reading And Editing A Cell

Each row is a lender, each column a term: five fixed terms, plus Variable and Rental. Click any rate to edit it inline. Fixed and rental cells take an absolute rate; the Variable cell takes a signed offset against prime instead, like P minus 0.85 - click the P toggle to flip the sign. Save a value and the cell shows your override from then on, with a small revert arrow beside it that puts that one cell back on the live feed. The strip above the grid always shows the best available rate per term across your whole list, override and offset included, so it can never disagree with what the table underneath shows.

The Offset, And How It's Different From An Override

The Offset column next to each lender name is a separate tool from an override, and it's worth being precise about the difference.

Offset vs. override

An override replaces one rate on one term and leaves every other cell for that lender alone. An offset is a single basis-point shift applied across every term for that lender at once, everywhere it's used in your refinance and renewal calculations - not just the cell you're looking at.

Type -0.20 into a lender's offset, for example, and every term for that lender prices 20 basis points below market without you touching a single cell. Use an override when a lender actually quoted you something different for one specific product. Use the offset when your whole relationship with a lender runs consistently richer or leaner than the posted number. The column header carries the same explanation in a tooltip if you need a reminder mid-edit.

Notes And Expiry

The pencil next to any rate opens its details, where you can attach an internal note (a promo, a condition, a closing requirement) and an advisory expiry date. Neither is client-facing - the note never appears on a report or in the portal - and the expiry doesn't recalculate anything on its own. It underlines the rate on the grid so an expired promo doesn't keep quoting quietly.

Common Gotchas

Reset to Live Rates is aggressive by design: it clears every override and offset on real lenders in one action, with no undo. A custom lender is left alone entirely, since it has no market feed to fall back to. Reach for it to start clean, not to clear a single mistaken cell; use that cell's own revert arrow for that instead.
