Read the Analysis Tab

Read what the client's documents say about income, debts, down payment, and the property, and check the file against a lender's profile.

AI Analysis is what the documents on a file add up to: the income, the debts, the money for closing, and the property. It is one long document, with a rail that jumps you to any part of it.

One Document, Not a Set of Tabs

The rail always lists the same eight parts, in the order they appear: Overview, Transactions, Income, Down payment, Liabilities, Property, Reports, and Activity. The list never changes with what the file holds, so a heading you used yesterday is where you left it. The rail marks the part you are reading.

Set the Lender Profile First

Lender profile sits above everything, because it governs every figure below it. Pick A-lenders, High-ratio (insured), B-lenders, or Credit unions, and the document recomputes against that lender's rules. After a submission goes out the choice is fixed and reads Locked.

Overview and Transactions

Overview opens with the flags raised against the file, each marked Stop, Hard, Watch, or Soft, and with who can see it. Open one to read the evidence and the document behind it. Below sit the borrower's details and their answers.

Transactions is every line off their bank statements, totalled for credits, debits, excluded rows, and NSF items. Search by memo, amount, or account, sort any column, and tick rows to exclude, include, or recategorize them in one go. Open a row to correct it, and say why in the note only you can see.

Income, and Stated Income

Income splits the money coming in into streams, each with its monthly figure, its share of the total, and the documents behind it. Cross-doc comparisons sets pairs of documents against each other and marks any drift.

When the file's own scenario says the borrower is self-employed, a Stated Income block sits inside Income and rebuilds their earnings from their business bank statements. On a salaried file the block is simply not there, which is right rather than missing. If it reads No business statements yet, ask for twelve months of them. If it reads Every statement is excluded, you excluded them all, and the card below it puts one back.

Down Payment, Liabilities, and Property

Down payment traces every dollar to an account, counts it as verified, unverified, or exempt, and ends in a surplus or a shortfall. An amber seasoning chip opens deposits not yet ninety days old. A refinance or a switch shows the proceeds instead.

Liabilities totals what the borrower pays each month and names where each entry came from. Property resolves the subject property, its loan-to-value, and the sale, listing, and assessed values side by side.

Reports You Can Send a Lender

Reports builds finished PDFs of the down payment, income, and liabilities work. Use Generate all reports, or do one at a time, then Download as a PDF or a Word file. Every run is a new version and earlier ones are kept. A report this file cannot fill is not offered.

When a Section Is Empty

An empty section names the document it is waiting for, so read it and ask for that. Request Documents in the header asks without starting the request again. To put an answer in yourself, switch on filling on behalf and type into the fields; the bar at the foot saves or discards.

Activity at the very end is the trail of what happened to the request, not a reading of it.
