A renewal runs on a different clock than a refinance. Every mortgage on your book counts down to its own maturity date, and the Maturing Soon block is built around that countdown rather than around savings.

7:49When You'd Use This
Reach for this when you want to plan a month of renewal calls rather than scan the whole book, or when you want BrokerPlus to tell you the moment a client crosses your outreach window instead of checking maturity dates by hand.
The Maturing Soon Block
Clicking Maturing Soon on the block strip narrows the list to clients renewing in the next 12 months and sorts by nearest maturity date first, since a renewal six weeks out matters more than one a year away regardless of savings. It runs on fixed logic with no threshold to tune.
How a Renewal Is Told From a Refinance
A refinance candidate is judged on whether switching lenders or products saves money right now, regardless of when the current term ends. A renewal candidate is judged only on how soon its own maturity date arrives; it never asks whether a new rate would save anything. A mortgage can sit in both blocks at once, going cold on a refinance conversation while also maturing soon.
Total Difference Against Net Savings
Because a renewal carries no penalty to earn back, the summary above a renewal-only list reads Total Difference rather than Net Savings: the gap between the current payment and what the client would land on by rolling into their lender's posted renewal terms, not a payoff for switching lenders.
Set Your Renewal Lead Time
Open the Renewals settings and set Renewal Lead Time, the number of months before maturity BrokerPlus should start flagging a mortgage for you. Leave it blank for the standard schedule, or set anywhere from 1 to 24 months to match how far ahead you like to start a renewal conversation.
The Alert When a Mortgage Crosses Your Window
BrokerPlus checks every assigned client daily, and the moment a mortgage's remaining term rounds down to exactly your lead time, it fires a notification naming how many clients just crossed that line. Opening it lists those clients with a balance filter and search, so you can jump straight from the alert into the calls. Each client only fires once per threshold.
The Monthly Renewal Digest
Turn on Renewal Reminder Digest and your organization's admin gets one email a month listing the highest-value renewals coming up around seven months out, with the total balance renewing and the potential client savings across the group. It is a planning email rather than an action list, so use it to see the shape of next month's renewal work before diving into the block itself.
Common Gotchas
- A pre-renewal candidate seven to twelve months out and a true renewal within six months both live in this block; only the maturity date decides which bucket a client falls into.
- The digest only reaches your organization's active admin. If nobody currently holds that role, it quietly goes to no one.
- A very short lead time means you will not hear about a renewal until it is nearly on top of you. Widen it for more runway to plan outreach.
What to Do Next
- Reach Out To A Whole Lane once you have found the renewals worth a batch of calls.
- Read A Candidate's Rate Analysis for the numbers behind any one client on this list.
- Adjust Your Opportunity Thresholds if the lead time or the digest is not matching how you work renewals.
