Fix a Client's Mortgage Details

Correct the rate, balance, or maturity behind an estimate that does not look right.

An imported candidate is only as good as the data it arrived with. When a savings figure, a penalty, or an equity number looks off, the fix is almost always in the mortgage details in the side rail, either a wrong value someone typed once, or a field that was never filled in.

What a Missing Detail Costs You

Every candidate is checked for gaps, each carrying a plain-language reason rather than a bare warning. Missing an email, a balance, a current rate, or a maturity date is critical, the candidate cannot be emailed, or its penalty and savings are guesses. Missing a lender, a property value, an address, an amortization, or a term is a step down, the numbers still compute but on a fallback, so treat them as directional. A missing phone number, start date, or date of birth is optional, though a missing date of birth specifically keeps a reverse mortgage option from being assessed.

Editing the Mortgage in the Side Rail

Open a candidate and the Deal Details section in the side rail is editable field by field: click the rate to type a new one, the lender to search and pick from the list, the balance, maturity date, amortization, or payment frequency the same way. A typed rate or balance always overrides whatever the import or an automated estimate carried, and the flags beneath the grid tell you when to look closer, an unrecognized lender means its penalty is a generic estimate, a split mortgage lists each portion separately, and a HELOC folded into the balance offers to be split out so it stops distorting the payment math.

Uploading a Mortgage Statement

Rather than typing every field by hand, upload the client's actual mortgage statement, commitment letter, or renewal notice, PDF, image, or Word document. It reads the rate, discount, lender, original and current balance, closing and maturity dates, term, amortization, and payment straight off the document.

Reviewing the Changes Before They Apply

Nothing from an uploaded statement applies automatically. You get a field-by-field comparison, current value struck through, new value beside it, and every changed field is selected by default. Uncheck anything you do not want touched, most often a figure the statement reads differently than expected, then apply only the fields you have confirmed. Once applied, the candidate's rate analysis recalculates against the corrected numbers.

Locking a Client's Data

Once you are confident a client's deal and borrower details are right, lock them from that candidate so nobody on your team changes them by accident. A locked client's deal record, and its refinance, renewals, and leads views, can only be edited by the broker who locked it; your team keeps full access to debts, reports, and outreach the whole time. Unlocking hands editing back to the team and is always available to the broker who owns the file, even after every support member has moved on. This is separate from a pipeline stage lock, which freezes the whole record for everyone and cannot be overridden by the client-data lock.
