Reach for this when you have one client to add rather than a whole book: a referral you want tracked before there's a full application, a past client you're re-engaging, or a mortgage you've just read off a statement. What BrokerPlus Needs From You
Two modes, and each asks for a different floor. Lead only needs a name and an email - use it when you have a person but not yet their mortgage details. Closed is a real mortgage, so property address, original mortgage amount, rate, maturity date and term are all required, because they're what the savings math runs against. Home value can be left blank, and BrokerPlus estimates it for you.
A few combinations are caught before you can save at all: a maturity date further out than the term you picked, or a term longer than the amortization, both come back with a message rather than being saved wrong. Lender, an account or loan code, and deal status are optional - the account number is what a mortgage statement you upload later gets matched against, so it's worth adding when you have it.
Where the Client Lands
A lead is placed automatically, the same as any other lead in your pipeline. A closed deal defaults to your Historical board, since it represents a mortgage that already funded rather than one moving through a stage - pick a different board and stage instead if you'd rather it sit somewhere active. Either way, the row shows up on your opportunities list as soon as you save it.
What Happens After You Save
Saving creates a real opportunity record on your book, a candidate BrokerPlus tracks, prices and can reach out to. That's a different thing entirely from the calculator's scratchpad tools, which compare numbers on screen and never write anything back to a client's file.
Once saved, the new candidate is priced on the same overnight pass that reprices your whole book, so its savings, tier and equity figures settle in shortly rather than the instant you click save. If a figure needs correcting afterward, whether it's the balance, the rate or the lender, that's a fix you make on the opportunity itself rather than by adding the client a second time.
