Open templates from wherever you send: the opportunities composer, a board's bulk-message button, or the lane's own settings. There is no separate templates page to hunt for, since a template with nothing sending from it is not something a broker edits in isolation. Each lane, refinance, renewal, and leads, carries its own email tab and its own text tab, and the two never merge - a renewal client gets renewal copy, whichever channel you reach them on.
These are not Pulse's automation templates. Pulse writes the copy an automation sends on a schedule; this is the copy a manual send starts from. Both draw on the same underlying template system, but the two are edited in different places and can say different things - see Write an Automation Template for the scheduled side.
Your Own Templates Against Your Team's
Every lane keeps two sets: your own, and your team's. Hold several named variants in either set and mark one primary, which prefills the composer. Sharing a personal variant copies it into the team set under your name, so "Aggressive" from three teammates does not collapse into one anonymous entry. Copying a team variant back into your own lets you adapt it without changing what anyone else sends. Your personal set always keeps at least one variant per lane; the team set can empty out entirely once the last shared copy is pulled back, which just means everyone falls back to their own.
Variables That Fill Themselves In
Tokens like {client_name}, {broker_name}, {lender}, {maturity_date}, and {property_address} sit in the editor as chips and fill in per client the moment a message goes out, so one saved template serves your whole selection. Renewal has one variant no other lane does: a designated pre-renewal version, for reaching out before the standard renewal window opens.
Follow-Up Copy for Each Variant
Follow-ups are turned on when you send, with the Automated follow-ups switch in the email or text composer, so there is nothing to turn on here. What this editor holds is the copy those follow-ups send. The timing, how many steps and how many days apart, is the same for every lane, but a named variant can override the copy of any one step, so a follow-up trailing "Aggressive" can read differently from one trailing "Soft". Leave a step alone and it inherits the lane's default, which keeps moving if you edit that default later.
How a Template Is Picked at Send Time
A composer resolves your primary variant for the candidate's lane and prefills with it; you can still switch to any other saved variant from the dropdown before sending. Until you have saved a variant of your own, the composer falls back to your lane's older settings copy, so a send never opens blank.
