Starting a Plan
A new plan is built one question at a time, in a four-step wizard, so a client is never looking at more than the thing being decided. Once every step is answered, the wizard collapses into a single board where any step can still be reopened to edit.
The Four Steps
Setup sets the plan type (high-ratio purchase, conventional purchase, sale and purchase, or refinance), the province, dwelling (freehold or condo), first-time buyer status, and municipality.
Numbers takes the rate, rate type, term, and amortization, plus whatever the plan type needs: purchase price and down payment for a purchase, existing balance and new money for a refinance, both a sale price and a purchase price for a sale and purchase.
Budget covers the monthly costs beyond the mortgage payment: property tax, condo fees, home insurance, utilities, communications, and other. Leave any line blank to use the provincial average, or type in what the property actually costs.
Notes is free text that carries into the client's report.
A running preview beside the Numbers and Budget steps shows the mortgage amount, the monthly payment, and, once you reach Budget, the all-in monthly cost and the funds needed to close, so the client watches the number move as each question is answered.
Adding an Option to Compare
Compare another scenario adds up to three side-by-side columns, each with its own rate, term, amortization, lender, and product. A refinance plan also carries the client's current mortgage as its own card, alongside the debts it can consolidate, whenever the board knows that mortgage.
The comparison table beneath the cards rolls financing, the qualifying payment, the budget, rate-shock, and funds-needed rows across every column at once, so the columns read side by side rather than one at a time.
Saving, Reopening and Deleting a Plan
Save stores the plan under a title and client name. The History menu reopens or deletes a saved plan.
Reopening a plan returns straight to the full board rather than the wizard, with every step still reachable through the step rail above it.
Exporting the Plan
Preview & export opens the client-facing report, painted in your brokerage's branding, before anything leaves the screen. Mortgage Plan carries no Copy summary button, so the report is how a plan leaves the screen.
A first-time buyer's purchase plan adds the rebates and programs that apply to them. A refinance plan carries no purchase, so none of that shows.
