The Explain My Mortgage Calculator
Attach a deal or enter the balance, rate, and amortization directly. The calculator returns the monthly payment, the total interest over the full amortization, the total repaid, and the cost per dollar borrowed, a single figure that turns an abstract rate into what a dollar borrowed actually costs by the end.
The First Payment Split
The calculator breaks the very first payment into what goes to interest and what pays down the balance, shown as a two-colour bar alongside the dollar amounts. Interest takes the larger share early on because it is charged on the full balance still owing. That is the number that reframes a client's assumption that an even payment means an even split.
When Principal Overtakes Interest
The calculator also names the month principal starts winning, more of the payment going to paying down the balance than to interest. Below a certain rate, interest is effectively zero and every payment goes to principal from month one. At the other end, a high rate against a long amortization can keep interest ahead of principal for the whole term. Either way, the client sees the actual crossover point rather than assuming it happens somewhere in the middle.
The Year-by-Year Schedule
The Amortization calculator takes the same balance, rate, and amortization and lays out every calendar year: principal, interest, and the balance left, plus a stacked bar comparing the two across the whole schedule.
