Instant Verifier checks documents you already have in hand against the client's stated situation, without sending a portal request or notifying anyone. It's built for a file that lands on your desk already assembled, not for collecting documents from a borrower.
When You'd Use This
Reach for this when a client hands you paystubs, a T4, or ID directly, and you want them checked before building the file properly. It also covers someone never in your book - a second opinion, a deal from elsewhere, a package that arrived before the client became a contact.
Starting a Verification
From Tools > Instant Verifier, start one. The first step asks who this is for:
- Optionally search your contacts by name or email. Picking one prefills their name, email, and employment type if on file, but it's a convenience, not a requirement - you can just type a name instead.
- Fill in the primary applicant's name, date of birth, current address, and employment type. Editing a prefilled name drops the contact link and mints a new one from what you typed.
- Add a co-applicant if the file has one, same fields.
- Choose an employment type for the primary applicant. This isn't cosmetic: declaring self-employed switches the verification to business-for-self and stated-income checks instead of the salaried path.
Filling In the Client's Situation
The second step is the intake questionnaire, and it drives the rest of Instant Verifier: every answer here is something a document gets checked against. For each applicant, log one or more jobs (employer, job title, start date, annual income), then the purchase itself - price, down payment sources and amounts, and any debts with balances and monthly payments.
Leave anything you don't know blank rather than guessing. An unanswered field is not checked; a wrong one produces a wrong flag once the real document arrives.
Adding the Documents
Once created, the session's detail page lets you drop in files or a whole folder. Instant Verifier accepts PDF, JPG, PNG, HEIC, and WEBP, up to 50 MB per file. A dropped folder pulls in every file recursively, skipping OS clutter, and anything unsupported is skipped with a note on what was left out.
What Happens to Each File
Every upload starts reading while BrokerPlus classifies the document and extracts its contents. From there each file moves to needs review if something didn't resolve cleanly against your intake answers, verified once it matches, or rejected if it clearly doesn't belong. What this actually checks
Instant Verifier compares each document's extracted contents against the intake answers you gave and flags mismatches for review. It's a starting point for your own diligence, not a substitute for it - a brokerage can restrict or disable this feature from its organization settings.
What To Watch Out For
- Nothing here is sent to the client and nobody is notified. Use a portal request instead if the client needs to submit documents themselves.
- A verification with no contact attached still works, but won't show up in that person's file, only under Instant Verifier's own list.
- Skipping the situation questions doesn't block uploads, but more documents land in needs review.
