Matching rules decide which lender and product BrokerPlus may recommend when it picks a client's best option, based on what they currently have. Open them from Rates > Matching Rules.
When You'd Use This
Use this when the automatic best option on a refinance or renewal candidate keeps suggesting lenders you wouldn't place that client with, or when your placement policy doesn't match the defaults - some brokers never move a private lender client onto an A-lender product, others want every switchable client compared against their whole panel rather than just their own category.
How A Rule Works, And How Precedence Is Decided
Each rule reads as "a client who currently has X should be recommended Y." The rule list is ordered, and order alone decides which rule governs a candidate: BrokerPlus walks the list top to bottom and the first enabled rule whose left side, "Client currently has," matches the candidate wins - not the most specific rule, not the closest match, just the first one in the list. That's why rows are drag-to-reorder: drag a narrow rule above a broad one so it's evaluated first, since a broad rule sitting higher would otherwise claim the candidate before the narrow rule is considered. Once a rule is chosen, its right side, "We recommend," filters which lender categories and products the best-option search may then consider.
Precedence is positional, not smart
Two rules can both technically describe a candidate. Whichever sits higher in the list is the only one that runs for it - the lower rule never fires, no matter how well it would have matched.
Two Filters On Every Rule
"My lenders" restricts a rule's recommendations to lenders your brokerage has funded a deal with; a broker with no funded book yet has nothing to restrict to, so the checkbox sits inert rather than emptying every rule. "Switch lender" excludes the lender the client is already with, so a rule doesn't recommend the place they're leaving. Both are set per rule, not globally, so you can require "my lenders only" on some rows and leave the field open on others.
The Catch-All Rule
The last row is a locked Any lender / Any rate rule. It can't be dragged, its left side can't be edited, and there's no delete control on it - the interface never offers one, and the API rejects any save whose last rule isn't an enabled any/any rule. It exists to guarantee that a candidate always resolves to some rule rather than falling through to nothing, which is also why it can never carry "Switch lender": excluding the client's current lender on the one rule that has to match everyone would leave some candidates with no answer.
Common Gotchas
A rule can target Variable or Rental even before your own rate grid holds a rate in that column - the market feed carries fixed terms only, so those targets resolve once you've typed a rate in yourself. A rule that can't be met shows a warning on its row, and BrokerPlus falls back to the best available rate across everything else, flagged as a fallback rather than presented as satisfied. Separately, the list is capped at 24 rules total, catch-all included, so a very granular policy may need consolidating before you hit the limit.
