Once a verification session has something to show, its Reports section turns what's been checked into a snapshotted, lender-grade PDF or Word document. It picks up once Read the Verification Results has sections populated, since a report only ever reflects what's already there.
The Report Cards
Instant Verifier offers up to three report cards, one per type: a down payment report (sources and uses, an account summary, large deposits, and any anomaly findings), an income report (per-applicant streams, the calculation rationale, and where each figure came from), and a liabilities report (reconstructed monthly obligations, the real number behind TDS). A card only appears once the file has something to feed it - a self-employed applicant with no salaried income streams gets a stated income report instead, built off business bank statements reconciled to a monthly and annualized net figure against what they declared. A type with nothing behind it is left off the panel rather than shown empty, with a note below the cards on how many were skipped and why.
Generating One or All Three
Generate a single report from its own card, or use Generate all reports at the top to fill every card the file can currently support in one pass. That button skips whichever kinds have nothing to derive, so a self-employed income check never mints a down payment card that says "no derivation available" on every page. While a report renders, its card shows a progress indicator; status moves through generating, then ready, or failed with the reason shown inline.
Downloading as PDF or Word
Once a report is ready, its Download button offers both formats. The most recent ready version stays downloadable the whole time a newer one is generating, and stays there if that generation fails, so you're never left without the last good copy mid-regeneration.
Regenerating After a New Document
A report is a snapshot, not a live view - it's dated to whatever Instant Verifier had worked out at the moment you generated it. Uploading a new document afterward doesn't quietly update a report you already made; press Regenerate on that card to capture what's true now. That pass reads the session's current numbers, so anything the new document changed - a corrected income figure, a debt that dropped off - carries into the fresh version.
What a Version Fixes in Place
Every generation mints a new, immutable version rather than editing the last one - version 1 stays exactly as it rendered even after you regenerate to version 2. That's what makes an already-shared report safe: whoever you gave the PDF to keeps that dated snapshot, and regenerating for someone else never rewrites it out from under them. Each card always shows which version is ready and when it last updated.
