Instead of retyping every term off a lender's rate sheet, upload the file itself. BrokerPlus reads it, proposes where each rate belongs on your grid, and only writes once you confirm the mapping.
When You'd Use This
Use this whenever a lender sends a fresh sheet, whether as a PDF, a Word document, or a photo of a fax. Rather than opening the sheet in one window and your grid in another, let the upload transcribe it and spend your time checking instead.
What You Can Upload
From Rates, open the rate sheet uploader and drop in a PDF, a .docx, or an image (PNG, JPEG, or WEBP), up to 50 MB. BrokerPlus returns a list of rates plus a lender guess, each tagged with its term, product type, and rate type.
If nothing can be read from the file, you'll be told and asked to try a clearer copy or enter the rates by hand.
Confirming Which Lender the Sheet Is For
The review screen opens with the lender BrokerPlus resolved from the sheet's letterhead or text. If that's wrong, or the sheet is for a lender you don't carry, use the edit icon next to the lender's name to search for the right one or type a new one in.
Watch for subsidiary sheets
A sheet titled "First National - Excalibur" resolves to First National by default, since that's the parent lender's registry entry. Left uncorrected, it overwrites your First National A-lender rates instead of filing separately. If the sheet is really for a sub-brand or different program, reassign it before applying.
Reassigning to a lender BrokerPlus doesn't carry marks it as a new, custom lender, and you'll be asked to file it under a type (A-Lender, Alt / B-Lender, Private / MIC, or Reverse Mortgage) so it sorts correctly.
Mapping Each Term to Your Grid
Below the lender header, each term BrokerPlus found appears as a row (say, "5 Year Fixed") with one or more rate pills beside it. Where a lender publishes both an insured and uninsured rate for the same term, you'll see both pills and pick which lands on your grid, or click a selected pill again to skip it.
BrokerPlus pre-selects a suggested pill per row, favouring the uninsured or conventional option. Review each rather than trusting the default blindly, especially on shorter sheets where a lender may have led with a promotional rate.
Applying the Sheet
Once you're happy with the selections, save the sheet. Every checked row writes to your rate overrides for that lender, term, and product type, and your rates page, plus anything derived from it like the mortgage calculators, picks up the change.
What To Watch Out For
- Nothing is written until you save. You can back out of the review screen anytime and nothing on your grid changes.
- A wrong lender assignment is easy to fix on review, harder after. Deleting an applied sheet removes the archived file but leaves the rates it wrote in place - use the ordinary rate override controls to correct a cell afterward.
- A term BrokerPlus couldn't map won't appear as a row. If a sheet lists a term outside your usual grid (say, an 18-month special), it's left off; add it manually if you want it tracked.
What to Do Next
- Add a Rate Override to hand-edit a single cell without a sheet upload.
- Add a Custom Lender if you regularly price a lender BrokerPlus doesn't carry.
- Manage the Rates Page to see how uploaded and overridden rates sit alongside the rest of your grid.
