Attach an active deal to any calculator and its starting values arrive already filled in, so you are adjusting a real client's numbers instead of typing them from scratch.
Attaching a Deal
Open any calculator and use Attach a deal at the bottom of the calculator list, then search for the client by name or reference number. Only active deals show up, so a closed or funded file is never something you can prefill from. Selecting one attaches it to whichever calculator you have open, and it stays attached as you move between calculators.
What Gets Prefilled
Attaching a deal fills in the client's name, income, debts, current mortgage balance, property value, rate, amortization, remaining term, lender, and product type. The balance BrokerPlus prefills is what is actually still owed today, not the original loan amount, so a mortgage three years into its term prefills correctly instead of overstating what is left to pay. Other properties and debts on the file carry over too, so a consolidation or rental scenario does not need you to retype what the application already holds.
When Your Numbers Drift From the Deal
Once a deal is attached, its context card sits at the bottom of the calculator list showing the reference number, client, and current balance and rate. If you edit a shared figure inside a calculator and it no longer matches what the deal record says, the card flags the difference and offers Reset to deal to snap that value back. Nothing you type ever writes back to the deal in the other direction. The card only ever tells you the two have drifted; it never changes the deal to match your scratchpad.
Detaching or Changing the Deal
Use the X on the context card to detach the deal and return the calculator to its defaults, or follow Open deal to go straight to the deal record. To switch to a different deal, detach the current one first and attach the one you want; there is no in-place swap.
Opening a Calculator From the Deal Itself
Some deal tabs open a calculator already attached, rather than starting from the calculator hub. The rental income panel on a deal's overview, for example, links straight into the Rental calculator with that deal attached and its properties filled in, so you land ready to adjust figures instead of searching for the file again.
