A lender's decision email often carries a list of conditions buried in the wording. BrokerPlus can read those out for you and put them on the deal, with a review step you control from your email settings.
What the Extractor Reads
When a lender email is linked to a deal, BrokerPlus reads it for a decision (approved, approved with conditions, declined, more info needed), the lender's name, the product and rate if it names one, and any specific condition the borrower or you still need to satisfy. Boilerplate and disclaimers are not conditions and are left out.
Review First, Live, or Off
Set how the extractor runs from your email settings. Review first reads the email and puts what it finds on the deal but flags it as needing your confirmation before you rely on it. Live does the same reading and writing without that flag. Off leaves lender email in your inbox exactly as it arrived and skips extraction entirely. Your team's broker sets this for the team; without that permission you see whichever choice they made.
Where the Conditions Land
A condition the extractor adds appears on the deal's condition list, the same place you track any other approval condition. When the deal is already tied to one lender submission, a new condition is anchored there so it lines up with anything BrokerPlus already tracks for that lender.
The Task You Get Afterwards
Reading the email is automatic; what happens next is a task on the deal, so you decide what to do about it. It names the lender and the decision, and says how many conditions are new against how many the lender is just repeating. A later email about the same lender updates that task instead of piling up a second one beside it.
When a Condition Is Already Tracked
The extractor first checks whether a condition restates one you are already tracking, matching it by name against what is already on the deal. When it does, nothing about your own title, description, status or category changes; BrokerPlus only fills in the lender's own wording if you had not already recorded one. A condition you already marked satisfied or waived is never quietly reopened; if the lender's email asks for it again, that shows up on the task instead so you decide.
