Not every listing shows up in a search. Off-MLS listings, pre-construction units and exclusive deals don't carry an MLS number, so there's nothing for BrokerPlus to pull. The custom builder starts from an agent sheet you already have instead, reads the property facts off it, and lets you add the rest by hand.
When You'd Use This
Reach for this when a listing has no MLS number to look up: off-market properties, pre-construction, or a private exclusive a realtor sent you directly. If the listing is on the MLS, searching or looking it up by number is faster and pulls in more detail automatically - see Build a Feature Sheet for that path.
Entering The Listing Facts By Hand
Select Build a Sheet at the top of Marketing > Feature Sheets, then upload the agent's own sheet (a PDF, PNG, JPEG or WEBP). BrokerPlus reads the address, price, bedrooms, bathrooms, square footage and annual taxes off it automatically.
Treat what comes back as a starting point, not a finished sheet. Every field it fills in is editable, so check the address, price and property details against what you know before you generate anything - a scanned sheet can misread a number, and nothing here catches that for you. If you need to swap in a different sheet entirely, select Replace Sheet rather than starting a new build.
Uploading Photos
Once the facts are in, add at least one photo under the Photos section - a sheet won't generate without one. The first photo you upload becomes the cover image; drop more in and remove any you don't want with the trash icon that appears on hover.
The Financing Panel
Below the photos, the financing panel works exactly as it does on a searched listing: set the contract rate and pick a 25 or 30-year amortization, and it lays out a down-payment comparison across tiers, plus a cash-to-close breakdown you can expand. It needs a list price to compute anything, so fill that in first if the panel isn't showing numbers yet.
Adding A Realtor To The Rail
The same realtor rail card from a searched listing sits right above the financing panel here - pick the listing's agent details manually, choose a saved partner, or leave it off. See Co-Brand a Feature Sheet With a Realtor for how the picker and the save work.
Save before you generate
Select Save once a price and at least one photo are in place. Saving keeps the sheet reachable from your Favorites tab, so you can come back and fix a typo instead of re-uploading the agent sheet and every photo from scratch.
Common Gotchas
The builder can't generate a sheet until both a list price and at least one photo are present - if the generate button isn't showing, that's usually why. And because this path starts from a scan rather than a live MLS feed, nothing here refreshes automatically if the price or details change later; come back and edit the facts by hand when they do.
