The application on a deal is one long document rather than a page per block. The rail beside it jumps to any section, every section stays loaded while you move, and each one turns editable on its own.
The Order the Application Is Worked In
The document runs in the order the file is built: Objective, then each borrower by first name, Add Borrower, Assets, Credit & Liabilities, Properties, Subject Property and Mortgage Details. When the client's intake asked questions you wrote yourself, an Other block appears at the end. Every section starts open, so the rail is how you skip ahead.
Collapsing the Sections You Do Not Use
Click a section header to fold it down to its title, and click again to open it. It stays folded when you return to the deal and on every other deal you open, so a block you never fill in stops taking up the scroll. Jumping from the rail opens it on the way, so you always land on the block you asked for.
Editing a Section and Saving
Each section header carries Edit. Open one and it becomes live while the rest stay in reading form. Only one section is live at a time, so opening another closes the first and writes its pending change before it lets go. A section you scroll entirely past closes itself the same way.
There is no Cancel, and Done is not a save. Fields persist as you type, which is what the pill at the bottom reports: Saves as you type, then Saving..., then Saved. Done only puts the section back to reading.
Where an Answer Came From
A value your client gave in their intake is marked under the field with From your client. Where the deal holds something different, that note reads Client said with their wording, and your value is the one that stands. The client's answer is held beside the field, never written over yours.
Property Taxes on a Pre-Construction Purchase
A pre-build has not been assessed yet, so there is no tax figure to read off it. Turn on New construction in Subject Property and, while the taxes field is still empty, a Use $9,400 button appears beside Annual taxes offering 1% of the purchase price, which is the figure the industry uses in place of an assessment. Hover it to see what it is based on, and click it to take it.
It is only ever an offer. It appears on a new build alone, never on a resale where a real assessment exists, and it leaves a figure you have already entered exactly as you typed it.
Viewing Two Borrowers Side by Side
With two or more borrowers, a toggle appears above the cards: Stacked or Side by side. Side by side lines every applicant's fields up on the same row, so you read down a field instead of hunting for it in each person's card. The choice is kept on your profile, so the next deal opens the way you left this one.
Rental Income on the File
Rental income sits with Properties, and only on a deal with a rental component. It lists what each lender adds as monthly income or counts as a monthly liability. Worksheets opens the filled-out sheets per lender; the arrow beside it opens the rental calculator for editing inputs. Properties still missing a monthly rent are called out there.
Running Save and Validate
Actions, then Save & validate, runs a completeness and qualifying-ratio check. The banner counts the required items to complete and the things to review, and each row under Completeness and Qualifying ratios links straight to the field it is about. Re-check runs it again without closing.
Downloading the Application as a PDF
Actions, then Download application, builds the application and opens it in a new tab. It takes a moment to generate, and the menu stays open if it fails so you can try again.
