Record Commission on a Deal

Record the finder's fee, bonus, insurance, and other income on a file, mark each line expected, invoiced, or received, and note a buydown.

A deal's Commission tab tallies what the file actually pays you, line by line, so the number sits beside the deal rather than in a spreadsheet nobody checks against it. Every edit saves on its own as you type.

Where a Deal's Commission Comes From

The card at the top shows your gross commission: every income line added together, less a buydown if you recorded one. Once a funded amount is on the deal, BrokerPlus can suggest a finder's fee from your brokerage's own default rate, shown as a dashed banner above the income sections. Nothing is saved until you press Add it - the suggestion is a starting point, not a line that exists yet.

The Four Income Lines

Income is grouped into four sections, and you add a line to whichever ones apply:

  • Finder's fee - what the lender pays you for placing the deal. Always shown.
  • Volume bonus - tier or efficiency bonuses your lender pays, if any.
  • Insurance / MPP - creditor insurance, sold through the lender or direct.
  • Other - HELOC, cross-sell, referral, or anything else that does not fit the three above.

The last three are marked If applicable and stay out of the way when your brokerage's commission setup says you do not earn that kind of income - unless the deal already carries a line of that kind, which keeps it visible rather than hiding recorded money. Press the plus beside a section's total to add a line to it.

Marking a Line Invoiced or Received

Each line carries an amount and a status: Expected, Invoiced, or Received. The date field beside it follows the status - it asks when the money is expected until you mark the line received, then it asks when it arrived. An MPP line also asks whether it sold through the lender or direct, and an Other line asks what the income actually is, since that section has no fixed label of its own. A note field on every line is optional.

Recording a Buydown

Switch on I bought down the rate to record an amount that comes off your gross commission. The field opens empty rather than at zero, so typing a number does not have to fight a leading digit. Once a funded amount is on the deal, BrokerPlus shows what that buydown works out to as a percentage of it, right under the field. Turning the switch back off clears the amount; the gross commission figure at the top always reflects what your income lines add up to, minus whatever buydown is recorded.

Who Can See Commission

Commission visibility is granted per team, separately from the rest of the deal. If you have not been given that grant, the tab tells you commission is not shared with you rather than showing an empty editor - what a deal pays is between the assigned broker, whoever holds oversight, and whoever the brokerage has explicitly let in. A read-only view still shows the buydown figure if one is recorded, since that number affects what the deal actually nets regardless of who can edit it.

Lender, payout dates, clawback, and any broker splits on the deal live in their own collapsed section further down the same tab, separate from these income lines.

What to Do Next

  • Mark a Deal Funded, Closed, or Dead once the funded amount is final, so your finder's fee suggestion reflects the real number.
  • Check your brokerage's default commission rates in your account settings if the suggested finder's fee looks off.
