The deal calculator lets you work numbers on a file without touching it. Move the rate, the loan amount, a property sale or a debt consolidation, and watch the payment, the ratios and the proceeds shift, all before anything is written back to the application.
Opening the Calculator on a Deal
Press the calculator icon in the deal's header strip to open it. It starts from whatever the application already holds, such as the loan amount, rate, term and amortization, so the numbers you see first match the file, and nothing changes until you choose to apply it.
Payment Details
Property value, down payment and loan amount are one equation, so editing any two settles the third. Set the rate, term, amortization and payment frequency, and the summary beside the form tracks the payment, the payment at the qualifying rate, the total interest and principal over the term, the balance at maturity, and the loan-to-value, with a warning if the mortgage would sit above 95% of the property's value, since no insurer writes above that band. Default insurance shows as its own rate, with a choice between financing the premium into the mortgage or paying it in cash.
Selling a Property or Consolidating Debts
Sell A Property models one or more sales at once. Each carries a seeded set of costs, commission, tax on the commission, legal fees, a discharge penalty and a property tax adjustment, that you can edit or add to, and the summary totals the gross, the costs, what gets discharged and what's left as cash. Consolidate rolls a client's existing debts into the mortgage: pick which liabilities to include (a debt already secured by real estate is left out, since the property carrying it already counts), set the new rate, and secure it against a different property when that's where it belongs instead of the subject property.
Applying the Result or Saving a Scenario
Save As Scenario keeps what you modelled as an application scenario without changing the file, named automatically for what it does, such as a sale, a consolidation, or a rate and term. Apply To Application, on the payment tab only, writes the modelled loan amount, rate, term, amortization and insurance choice back onto the file, and asks you to confirm first since it moves GDS, TDS and LTV on a deal that may already be part way through underwriting.
Sharing the Numbers as a PDF
The same figures export as a branded PDF from the calculator's footer, built from the identical numbers on screen, so the document a client reads never disagrees with what you modelled.
