Manage the People on a Deal

Add co-applicants, cosigners, and guarantors, assign the agent and underwriter, and put the realtor, lawyer, and other partners on the file.

The Submission participants card on a deal's overview holds your own team's roles on the file and every outside professional the deal touches - the agent, submitting broker, and underwriter seats, with partners such as a realtor or lawyer underneath. Each row is a named slot rather than just a person, so it reads the same whether it's filled or waiting for someone. Borrowers are not on this card: they live on the deal's Application tab.

Applicants, Co-Applicants, Cosigners, Guarantors, and Power of Attorney

Everyone borrowing is added on the deal's Application tab rather than on the participants card. Press Add an applicant in the Add Borrower band and search for an existing contact or create a new one. Pick a role - primary applicant, co-applicant, guarantor, cosigner, or power of attorney - from the list. The first person added to an empty deal defaults to primary applicant; anyone added after that defaults to co-applicant. A company can be the primary applicant too, for a corporate borrower.

The Agent, Underwriter, and Submitting Broker

Agent, Submitting Broker, and Underwriter are fixed seats your brokerage always shows, whether or not anyone is in them. Click a seat's name to search your team and assign a teammate, or clear it to leave the seat unassigned. If nobody matching is on your team yet, invite them from the same picker.

The Referral Partner

Every deal shows a Referral Partner seat, reading No referral partner until someone fills it. Click it and search your contacts for the realtor, lawyer, planner or past client who sent you the file, or type the name of someone who is not in your contacts and choose Use that name. Then pick what type of partner they are. If the contact is already filed as a partner, their type is used without asking. The name links to their contact when they have one. To clear it, open the seat and choose Remove the Referral Partner.

The referral partner is the same answer the opportunity carries. Setting it on a deal sets it on the opportunity the deal was started from, and setting it on the opportunity sets it on the deal, so the Referral partner filter on your opportunities and your partners report always agree with the deal.

Your Own Teammate Roles, Such as a Client Care Manager

If your team has other roles on a file, such as a Sales Manager, Client Care Manager, or Closing Officer, add them as teammate roles. Press Add, choose New teammate role… under Your Team in the type list, type the role's name, and press Enter. The role then shows beside the Underwriter seat on every deal your team works, and you pick the teammate who holds it on each deal the same way. The same person can hold more than one role on a deal. To stop using a role, open its picker and choose Stop showing. Deals where someone already holds it keep them. Teammate roles are for people on your team, so they never appear as recipients in Pulse email automations.

A Pulse task or notification can go to a role instead of a named person. In the step's Assign to or Send it to list, pick The deal's Underwriter, The deal's Submission agent, or one of your teammate roles, such as The deal's Client Care Manager. Each run sends it to whoever holds that role on that deal. If nobody holds it yet, it goes to the broker on the file.

Adding a Partner Such as a Realtor or Lawyer

Press Add, type a name, and pick a type from the dropdown - realtor, lawyer, or any custom type your brokerage has typed in before. Typing a name that matches an existing contact offers to attach them rather than creating a duplicate; pressing Enter on an exact match attaches that contact, and any other name creates a new one. Leaving the name blank and pressing Enter declares the type itself as a seat on this deal without naming anyone yet. Each partner's row carries its own controls: edit their details, email them directly if they have an address on file, or remove them from this one deal.

Standing Seats Your Brokerage Declares

Pressing the pin on a filled seat makes that person your brokerage's default for every new deal opened from now on - "Put Dana on every new deal" - without touching any file already open. Pinning an empty seat instead keeps the slot itself standing on new deals, even before anyone fills it. Removing a person only takes them off this one deal; removing an empty seat's type entirely retires it from new deals going forward, though anyone still on their own file keeps their place there.

Emailing a Partner From the File or Automatically When a Stage Is Reached

The mail icon on a partner's row opens a message straight to them. The lightning icon opens Automate an email: pick a stage on your board and an email template, and BrokerPlus creates a Pulse automation that emails whoever holds that seat whenever a deal reaches that stage - the role, not the specific person, so it keeps working if the seat changes hands. It applies to every deal that reaches the stage, not only this one, and every draft still waits in Pulse for your approval before it sends. You can change or turn off the automation from Pulse afterward.
