An application scenario is a full copy of a deal's application: the same borrower and property, with its own loan amount, rate and terms. Fork one to try a larger down payment, an insured structure against a conventional one, or a co-signer added partway through, without losing the version you started with.
What a Scenario Is
Every deal starts with one application. The band above it stays quiet until a second scenario exists - a deal with only one needs no chip to say which one it is, since it is obviously the one that counts. Once you fork it, each scenario appears as its own chip showing its loan amount and rate, and the one you're viewing is highlighted.
Duplicating the Application
Press Duplicate scenario above the application to copy the one you're currently viewing. Every field comes across, and you land inside the new copy rather than the original, since forking almost always means you're about to change something in it.
Naming a Scenario
A scenario's default name is its position - "Scenario 2" - which keeps meaning the same one across visits, because applications come back oldest first and picking one never reorders the list. Press the pencil beside a scenario's chip to give it a label you'll recognize later, such as "Rental income" or "TD switch." Leave the field blank and it falls back to numbering by position.
Choosing the Scenario That Submits
Exactly one scenario is marked Submitting, with a star on its chip - that is the one whose figures the deal reports and the one Send a Submission sends. To change it, open the scenario you want and press Submit this one, then confirm. Nothing goes to a lender at this point; the confirmation only decides what a later submission will carry.
If you're editing a scenario that isn't the submitting one, a line under the band names both: which one you're looking at, and which one still submits. You can also tick "Submit this one" right inside the rename dialog, so naming a scenario and choosing it happen in one step when that's what you're doing anyway.
Where a Scenario Shows Up Elsewhere
The submitting scenario is the one the deal calculator reads its figures from, and the one that leaves the file when you submit to a lender. A client intake link tied to the deal is read-only and unaffected by which scenario is active - it can be copied from the band regardless.
What to Do Next
- Fill in the Application before forking, so the scenario you duplicate carries a complete file.
- Send a Submission once you've picked the scenario a lender should receive.
- Use the Deal Calculator to compare what each scenario would cost a client before deciding which one submits.
