A stage requirement is what a column insists a deal already carries before it will take one. Set them once per board and a file cannot reach submission with the term, the underwriter or the closing date still blank.

7:10What a Stage Requirement Can Check
Requirements name fields on the application, grouped by where they sit in it: Ownership, Participants, Objective, Primary applicant, Subject property and Mortgage details. Your brokerage's own participant seats, such as a listing realtor, appear alongside the standard fields. So do your team's own roles, such as a Closing Officer, listed under Ownership beside the underwriter.
A team role is filled by one of your teammates. A participant seat is filled by a contact from outside your brokerage. If you use the same name for both, pick the one your team actually fills in, or the stage waits for a person who never arrives.
Adding a Requirement to a Stage
- On the board, open the more options menu at the top right and choose Stage requirements.
- Pick a column from the row of stages along the top. They run in board order, and you can switch boards from the picker beside the title.
- Type into Search fields, or press Filters to narrow by section, then press the plus on a match to add it.
- Press Save. Nothing is written until you do, so you can browse other boards and columns first.
How Requirements Stack Along the Board
A column asks for everything it added plus everything the columns before it added, so you only ever add what is new at that step. Anything an earlier column already covers is listed under Already asked for earlier with the column it came from, rather than offered again.
A Stage That Accepts Any Deal
Press Accepts any deal to make one column take a deal in whatever state it is in, ignoring every earlier column. Use it on a cancelled, expired or not proceeding stage, where a deal is parked because something went wrong.
It never spreads
An opt-out belongs to the column holding it and is never inherited, so an early open column cannot disarm the rest of the board.
What Happens When a Move Is Refused
Dragging a short deal opens a panel headed with the stage name and what it needs first. Most fields can be filled right there, and Save and move writes them and completes the move. A field with nowhere to write is listed as needed from elsewhere on the deal. Cancel returns the card to the column it came from. Pulling a deal backwards is never checked. The same check runs on the server, so your assistant and any bulk update are held to the identical list.
Previewing the Gate Before You Save
Press Preview in the editor to see the gate as a broker meets it, run against an example client that is never saved anywhere.
What to Do Next
- Set Rules Per Deal Type to narrow a requirement to purchases or renewals only.
- Customize a Board's Stages to get the columns right before you gate them.
- Work Deals on the Board to move files through the stages you have set up.
