Once a file is out with a lender it is no longer yours to move, but it is still yours to track. The submissions tab on the deal shows every attempt, what came back, and where to write down an answer that reached you some other way.
The States a Submission Moves Through
Each row carries one status chip: Not sent yet, Ready to send, Sending, Awaiting decision, Approved, Approved with conditions, Declined, Withdrawn, or No response. The list is ordered by what needs you, not by date: anything still out with a lender sits at the top, then attempts that have not gone out, then everything settled.
A row also shows the lender, the product, the attempt number, the file count and when it was sent. Once a decision arrives, its status and the lender reference appear on the row itself.
Checking for a Decision
After the application transmits, BrokerPlus asks the lender for a decision every five minutes for about four hours. Check for decision in the submission does the same thing on demand, and answers either the number of decisions synced or No new decision from the lender yet.
Decisions collect under Lender decisions with the status, the time, the Lender ref and any note the lender wrote. If the polling window closes with nothing back, the submission becomes No response and a task is filed on the deal so it does not go quiet.
Recording a Response You Received Elsewhere
Lenders often reply by email. Open the submission and press Record lender response, pick Approved, Conditions received, Declined or Acknowledged, paste the email or note the key conditions, then Save response. The text is kept under Lender response on the submission, and the status you picked becomes the submission's status.
What Finmo Reports Back
A deal submitted through Finmo is read back from Finmo rather than tracked here. Each row shows the lender, the date sent, the date funded if it has funded, and a status of Funded, Approved, Declined, Cancelled or Pending.
Setting the Lender on the Deal
The deal's own lender is separate from any one attempt. Set it from the deal actions menu with Update lender, which feeds commission and renewal tracking. No lender clears it.
Changing the lender reopens disclosures
The lender is material to what a client was told, so disclosures already issued on the deal are superseded when it changes.
Handling Conditions That Came With an Approval
Conditions attached to a decision are written onto the deal as lender conditions, and later syncs refresh the lender's own wording and status without touching your edits. If the lender moves a condition you had already decided, a review task is filed rather than the change applying quietly.
