The underwriter note is the cover note a lender reads alongside the package - the story behind the file, in the broker's own voice by the time it ships. BrokerPlus drafts a first pass from the deal and your brokerage's submission playbook; you read it, edit it, and it is what the lender opens first.

Where the Note Comes From and How It Drafts

The note is grounded in the deal's own numbers - the ratios, the property, the applicants - and framed against your brokerage's submission playbook, the standard answers for how your firm presents a file. Preparing a package drafts the note as one of its build steps, alongside gathering and converting documents. It is a draft like any other step in the build, produced from your file and your playbook, and it never sends without your review.

Reading the Reasons Behind Each Line

Passages the assistant wrote for a specific reason are underlined in the note - hover one, or rest the cursor inside it, to see why it is there and what backs it up. Each carries a kind - a strength, a mitigation, a compliance point, or context - and its sources: the deal's own data, your playbook, or a specific document. Rewriting a highlighted passage clears its highlight on the next keystroke, because the anchor is the exact text - an edit that changes it drops the reasoning rather than misattributing it to something you wrote.

Editing the Note

The note is a real text box - type into it like any other field. Nothing here is locked; the draft is a starting point, and your edits are what gets saved and sent. Preview the built cover page once the package has produced one, so you see the page as the lender will, not just the text on screen.

A Capitalized Penalty

On a refinance or a mid-term switch carrying an outgoing payout penalty, the note frames it one of two ways: folded into the new mortgage, or paid out of pocket at closing. That answer lives on the mortgage application, not on the submission - the note reports it rather than asking again, because the same answer moves the amount advanced and the loan-to-value. An unanswered application defaults to framing the penalty as paid out of pocket; a banner above the note links straight to the application to change or confirm it.

The Note on the Finmo Rail

Finmo's own submit step requires a note on every send, so on that rail nothing about it is optional. With your brokerage's note setting on, BrokerPlus drafts one the moment you choose a lender and reach the note step, framed by the same playbook and the same capitalized-penalty answer as on your own rail. With the setting off, or if the draft fails, you write it yourself - Finmo still refuses to submit without one.
