MortgagesPull a Credit Report

Pull a Credit Report

Record the client's consent, pull the bureau report for each borrower, and read the score, the report, and your own credit note.

Open Mortgages in BrokerPlus

The Credit & Liabilities block on the application lists every borrower on the deal, one card each, with a score, a consent chip and a Pull button. A pull is a hard inquiry: it is billable, it stays on the borrower's bureau file, and it cannot be taken back.

Each borrower's card shows whether credit-pull consent is on file. "Consent on file" means BrokerPlus holds it; "Consent in Finmo" means the vendor recorded one for an earlier check there, which still doesn't satisfy ours - a pull is refused until you record it yourself. Press Request consent on the card to open the same request flow used in Record a Client's Credit Consent.

Which System Makes the Inquiry

A workspace connected to Finmo submits through Finmo, so the inquiry is made there and the report comes back onto this deal. Otherwise it runs on BrokerPlus's own Equifax connection, reported under your workspace's subscriber number. Which rail a pull would use is resolved and named on the confirmation dialog before anything happens, never assumed.

Pulling the Report

Press Pull (or Re-pull, once a report already exists) on a borrower's card. The dialog that opens names the bureau, restates that the inquiry is billable and permanent, and shows whether consent is on file. If your workspace has no Equifax subscriber number yet, it asks for one before the pull can run; add it once and every future pull on this rail uses it. Confirm, and BrokerPlus runs the inquiry and writes the report back to the card.

Reading the Report and the Accounts It Shows

Open Report on a completed pull to see the score against the 300-900 consumer scale, any secondary scoring models, and the reasons behind them. The Accounts tab lists tradelines, collections and public records; Inquiries lists who else has checked this file recently; Identity shows addresses and employment the bureau has on record. A Bureau PDF tab holds the document exactly as the bureau rendered it, where one came back. Some pulls carry only that document, and an imported deal can carry only a score with no report behind it - both show what's actually there rather than inviting a re-pull that would only cost a second inquiry.

Writing a Credit Note

Below the pull, a note lets you record a score and its source by hand - useful before a bureau pull exists, or to add context a report doesn't capture. A manual score only shows once no bureau score has replaced it, tagged Manual so it's never mistaken for one BrokerPlus itself pulled.

When a Pull Is Blocked

A deal not yet linked to Finmo shows a Send to Finmo option that creates the link first; the pull runs once it lands. A locked deal disables pulling entirely. Consent is enforced on the server regardless of what the dialog shows, so a stale screen can never push through a pull it should have refused.

What to Do Next

  • Record a Client's Credit Consent before a pull is needed, so it isn't the thing holding up the file.
  • Fill in the Application with every borrower added, since a party missing from it never shows up here to pull.
  • Add your Equifax subscriber number in your integrations settings before your first direct pull.

Keeps track of what you have already been through.
