Manage Lender Documents After Approval

Add the commitment letter and funding forms to a deal, let BrokerPlus fill the fields it already knows, and send the rest out for signature.

Once a lender approves the deal, the paperwork it sends back has to be read, filled where you can fill it, and routed out for signature. Lender Documents is the first tab of the deal's fulfillment register, and it's where that package lives.

Start With the Commitment Letter

The tab opens with an empty state that names the first move: add the commitment letter. It's the document the condition list gets read from, so it belongs here before anything else. Funding forms go in the same place - BrokerPlus reads their fields, fills what the deal already knows, and sends the rest out for signature.

Adding Lender Documents

Add Documents takes a drop of the commitment letter or the lender's forms directly, or lets you pick a PDF already sitting on the deal's own document list. Only PDFs are offered as that second path - the reader and the field-filler both work off a form's underlying structure, and an image can never carry one. A form added here is filed with the lender documents rather than mixed in with the borrower's.

Matching a Form's Fields to the Deal

A form with fillable fields shows how many it found, how many are already filled, and how many still need a signature. Fill From Deal reads the form and matches its fields to what's already on file, then tells you how many still need you. Fields it can't place are left undecided instead of guessed at.

Reviewing What Still Needs You

Review Fields opens every field on a form with who fills it - you, or the signer - and, for the fields you fill, the deal value it pulled the answer from. Reassigning a field away from you clears whatever value it held, since a stored answer under a box someone else fills would print in the wrong place. A form can't be marked reviewed while any field is still undecided.

Sending the Package for Signature

A document is ready once every field on it has an owner. Once every document in the package is ready, Send for Signature goes out to whoever each item names as recipient - picked from the deal's parties, with their role shown alongside their name. Reading conditions off the commitment letter is offered from the same row, so the two things a broker does with it - read what it asks for, send it out - sit next to each other.

Exporting the Document List

The tab's own export takes away exactly what it shows: every document, its send state, its recipient, and how many fields it carries, as a CSV for your own records or a handoff. It reads from the same data the screen renders, so the file can't disagree with what's on the page.
